ESTATES OF DUBUQUE
ESTATES OF DUBUQUE. Billed as 'Dubuque's first gated community,' Estates of Dubuque was located near the intersection of Derby Grange and John F. Kennedy roads. The community, limited to those at least 55 years of age, included three private streets on thirteen acres. The community was to be surrounded by vegetation with gates at both street entrances.
Work on the site began in March 2022 on the development which was a project of Ewing Properties which had previously developed Vintage Cooperative communities in Iowa. Working with CONLON CONSTRUCTION COMPANY, the community would include thirty-five individual homes, a clubhouse with pool, pickleball court, kitchen, community space and office. Resident were given several customizable floor plans for two and three-bedroom homes ranging from 1,400 to 2,000 square feet. In late March, about twenty-five percent of the homes had been sold. Company officials had the goal of every home in the community being constructed by the fall of 2023.
Estates of Dubuque would also be the only housing cooperative in Dubuque. Residents did not own their homes, but collectively owned the properties with each owning stock in the community. Each resident paid a monthly payment that covered a proportionate share of costs including loan financing the project, real estate taxes and maintenance.
